How to Check Your Land Records Online

First, open your browser and go to dharani.telangana.gov.in. On the homepage, look for the option that says Land Details Search or something similar. Click on it. Then select your district, mandal, and village from the dropdown menus. After that, enter either your survey number or your Pattadar Passbook number. Some people also search using the first four digits of their Aadhaar number. Fill in the CAPTCHA code that appears on the screen and hit the fetch or search button. If you wishes to purchase or sell agricultural land in Telangana, then it is not possible to enter the Sub-Registrar Office without an appointment. You have to register on the portal to book a slot. Click on sign up, fill in your name, mobile number and other basic information. Verify your number with an OTP. After creating your account, sign in and click on slot booking for citizens.

Pay the registration fee online, and then come to the SRO on the date you booked up for biometric verification. What About NRIs?
If you live outside India but own land in Telangana, Dharani has a separate section for you too. NRIs can create an account and access services like applying for an E-Property Passbook and doing registration-related work. You do not have to fly down for every small thing anymore.
Is It Only for Agricultural Land?
This is a common confusion. Dharani was originally built mainly for agricultural land records. For urban properties in Hyderabad and other cities, you might still need to check the GHMC website for property tax details and the registration department website for document-related stuff. However, the Telangana government has been adding non-agricultural land data to Dharani as well, so more and more urban records are becoming available on the same portal.
What If You Face Problems?
Government websites are government websites. Sometimes Dharani is slow. Sometimes the page does not load. Sometimes you enter everything correctly and it still throws an error.
